Our methodology

Every opportunity, underwritten before it is presented.

Most Dubai brokers sell brochures, asking prices and projected yields. EGRE works differently. We start with transaction evidence, model realistic net returns and assess liquidity before a client commits. Whether the opportunity is secondary, off-plan, private-market or developer-led, we do not treat a property as an investment simply because it is available. We classify each opportunity according to its real purpose, risk profile and exit potential.

The five-step process

Comparable transaction analysis

We start with the Dubai Land Department record. For secondary stock, we prioritise settled sales, in-tower resales, layout-matched evidence, floor band, view and condition. For off-plan opportunities, we benchmark against comparable handovers, resale performance, developer track record and competing supply.

Price evidence, not asking optimism

Asking prices are a sentiment indicator. They are not market-clearing prices. We analyse achieved AED per square foot, recent transaction ranges and the spread between listed stock and completed sales to understand where the real entry point should be.

Realistic yield modelling

Marketing yields are often based on best-case assumptions. We model achievable rents, service charges, management costs, furnishing assumptions, void periods and transaction costs to understand the realistic net return, not just the headline gross yield.

Liquidity and exit risk

A good investment is not only about entry price. It is also about exit. We assess days-on-market, buyer depth, end-user demand, investor concentration, competing listings, handover supply and resale liquidity before classifying the opportunity.

Honest investment classification

Not every property should be sold as an investment. Each opportunity is clearly classified — yield-led, capital-growth, value-add, motivated-seller, long-term hold, off-plan growth, lifestyle-led or speculative. If a property is primarily a lifestyle purchase, we say so. We do not dress it up as an investment.
