Section 01

The opportunity

A branded private residence is a different asset to a hotel villa. Ownership carries a defined legal interest, a defined plot, a defined maintenance framework, and the right to use — and where appropriate rent — the residence within the operating framework of the resort.

Baccarat Hotel & Residences Maldives is set across five interconnected islands in the South Malé Atoll, approximately 40 to 45 minutes by boat from Velana International Airport in Malé. The collection combines beachfront, lagoon and golf-course positioning with the design language of a 260-year-old French luxury house, operated by SH Hotels & Resorts, an affiliate of Starwood Capital Group.

For EGRE's audience — UAE and GCC private buyers, Dubai family offices, MENA investors and our China network — this is best assessed as a lifestyle-led, legacy branded residence. It is not a yield play, and we do not present it as one. Ownership is held on a sub-leasehold (strata) basis with an effective tenure described to buyers as 90+ years; the detail is set out in section 07 below.

Golf residences

Three- and four-bedroom golf residence variants are positioned along a 9-hole golf course with an adjoining driving range — an unusual amenity for a Maldivian resort setting, and a distinct point of difference for owners who value course access alongside the beach and lagoon frontage of the wider collection.

Course access is unlimited and complimentary for owners. Golf residence pricing sits at a modest premium to beach positioning at the same bedroom count.

Baccarat Mansions

The latest project brochure confirms a seven-bedroom private-island mansion of approximately 2,000 sqm across two levels. Configuration and availability remain subject to confirmation.

Consistent features across sources: approximately 2,000 sqm of internal area across two levels, staff accommodation, formal and informal dining, a show kitchen, an approximately 170 sqm wellness area, cinema room, lift, and an approximately 30 metre private lap pool alongside additional pools. Private buggy parking and dedicated staff quarters are included.

What a buyer should establish before reserving.

Data-led · restrained · honest

A luxury brand and an exceptional setting do not remove the need for commercial and legal review. EGRE assesses the residence, plot, contractual structure, ownership costs, usage terms and likely exit market before a buyer proceeds.

Including 0.5% sinking fund. Insurance shared with developer per SPA.

Unit & plot

Confirm position, orientation, exact net internal area, plot boundary, pool size and furniture specification against the latest brochure. Phase 1 price list and unit brochure figures show small discrepancies on pool and BUA — reconcile before offer.

Commercial terms

Payment schedule is 10% on reservation (non-refundable after 30 days), 25% on SPA signing, 20% on foundations, 30% on roofing, 15% on handover. Purchase currencies: USD, EUR, AED, GBP. Prices remain subject to change.

Legal structure

Sub-leasehold (strata) title, not freehold. Head lease runs to 2065 with a pre-agreed 50-year extension option — effective tenure described as 90+ years. If not extended (described by the developer as highly unlikely), the property reverts to the Maldivian government, similar in principle to UK leasehold reversion. This is a material structural point and should be plainly understood.

Operating costs

Annual service charge of 1.5% of purchase price, of which 0.5% is a sinking fund contribution — covering maintenance, security, landscaping and resort amenity access. Building and contents insurance costs shared with the developer per the Sale and Purchase Agreement.

Owner use & rental

Owner use is unrestricted outside a small number of designated peak periods (e.g. late December / early January, Easter) where use is capped as defined in the Sale and Purchase Agreement — exact cap to be confirmed. The rental programme is optional and discretionary, managed by SH Hotels & Resorts. No guaranteed yield. The developer's own marketing projection is approximately 8% p.a. average over 10 years assuming ~42 owner-use days/year — that is the developer's projection, not EGRE's, and not a guarantee. Rental split: 10% management fee off the top, remainder 50/50 between owner and resort owner, paid semi-annually in USD.

Exit

Our source documents do not disclose a specific resale fee, process or timeline. Resale prior to handover is described only as "subject to certain conditions and approval from the developer." Full assignment and resale terms should be confirmed against the Sale and Purchase Agreement and reviewed with EGRE before purchase.

Tax note · Maldives

Capital gains withholding tax of 10% on gross resale price for non-resident sellers (reconcilable against actual gain). Property purchase currently carries 0% GST (stated as subject to change). Rental income carries a 16% local Tourism GST and a 10% withholding tax. No Maldives inheritance tax. EGRE does not provide legal, tax or financial advice and directs buyers to qualified independent advisers on all such matters.
